Company wants to put a cell phone tower on my land. They want a 99 year lease on a 100'x100' parcel, also a new access road. Another company wants to install some power lines on another field. Have never had this happen and not sure what a fair price for both would be. They are coving crop damage during install, just curious on how much for the yearly lease.

For a cell tower I’d ask for a free for life business plan. Up to 20 lines, no data limits & home/office internet plan with same terms. Option to switch to a better plan if one rolls out. You take care of weed and Road maintenance. Worse they can say is “No”.
Maybe you’d rather have the cash lease payment though.

At&t tells the tower company where to build the towers... they build there then at&t puts their equipment on it. So I'm dealing with just a tower company but did think about the cell plan.
We have a property with a cell tower. It has a small foot print, may be 50'x50' free standing. $1300/month increase every 3 years ( about 3%/ year ).
Cell tower, one 60x60 base of tower with three other 30x10 areas for the guy cables. We get rent per year, inflation adjusted yearly at inflation rate or 3%, whichever is more. Original lease was 30 years. We can farm under the tower, but that IS a pain. Something like $5800 a year Right now
75x100 plot ,30 year lease, later extended. Started at 500.00 a month, goes up 10% every 5 years
