Evaluating land parcels.

We bought our first 160 acres 4 years ago and will be able to expand at least two more times in the next 5 years based on other investment liquidation. The first farm bought as convenience to other family. Going forward looking for formula or method to evaluate two or more properties adjusting for timber vs tillable, soil types historical yields etc. Any input would be helpful.
